Foreclosure filings hit their lowest level in more than four years in the first quarter, according to a report from foreclosure data aggregator RealtyTrac.  In our local markets we are seeing the result of this by having more short sales and traditional sales on the market.  Default notices, scheduled auctions, and bank repossessions were filed on 572,928 properties in the first quarter, or one in every 230 U.S. housing units — the lowest number of filings since fourth-quarter 2007, when 527,740 properties received filings.

Last quarter’s foreclosure activity was down 2 percent from the fourth quarter and 16 percent from first-quarter 2011. March accounted for nearly 38 percent of the quarter’s foreclosure activity, with 198,853 properties receiving filings. That was the lowest monthly total and the first under 200,000 since July 2007, the report said.

On an annual basis, foreclosure activity fell 17 percent in March.  These are national numbers.

As banks are continuing to work on modifying loans, and are working on accepting and actually closing short sales.  By the banks holding off on foreclosing and or releasing homes that they have foreclosed on in the past, is causing less available homes coming into the market place.  This is apparent to those of you that are looking for a home at this point.  While it is an amazing time to make a purchase on a home, you are seeing a lot of multiple offers on homes that you may be looking at.

Mortgage rates slid this week as worries about the economy made mortgage-backed securities that fund most mortgage loans look like a safe bet to investors.  Freddie Mac’s weekly Primary Mortgage Market Survey showed rates on 15-year fixed-rate loans hitting a new all-time low, and rates for the workhorse 30-year fixed-rate mortgage just above the record low.

We are seeing from May 2011 to September 2011 the inventory of available homes for sale increases drastically to around 223 homes on the market and then in November 2011 all the way to March 2012 we see that inventory drop to near record breaking lows well below 99 homes on the market.

We are seeing the exact opposite happening with days on the market. Homes are sitting on the market for far less time from June 2011 to September 2011 going below 89 days on the market and then rising and peaking out in January 2012 and maintaining on and off through March 2012 near 116-125 days on the market. The homes keeping these numbers high are the higher end luxury homes above $950,000 to $16 million.

The Dublin California real estate market has seen drastic changes over the past few months with a steady increase in home values and then over the past two months we have seen those home values start going back down again.  The days on the market drastically increased at the beginning of the year and are starting to go back down again.

We have seen a very drastic drop in inventory levels since December 2011 and they are just barely starting to come back up. The home values are still going down mainly due to the large volume of condos and townhomes that are under water and causing the downturn.  Once the under water properties have been cleared out, we should start seeing the home values go back up in the Dublin area.
