<p>Buying a home is now more affordable than it has been in the last twenty years.</p>
<p>Thanks to continued declines in home prices and rock-bottom mortgage rates, the National Association of Home Builders/Wells Fargo Housing Opportunity Index hit a record level of affordability.  According to the index, 75.9% of all new and existing homes sold during the three months ended Dec. 31 could have been comfortably purchased by families earning the national median income of $64,200.</p>
<p>That was the highest percentage recorded in the 20-year history of the index, and a sharp increase from just three months earlier when 72.9% of all homes sold were considered affordable.  Those who do land a mortgage, will be able to take advantage of rates that seem to hit a new low every week. This week interest rates for 30-year loans averaged a record low of 3.87%, according to Freddie Mac.  If you have given any thought to making a purchase of a home for a personal residence or as an investment now is the time.  On my team I have incredible lenders available to work with your situation as well as have knowledge of all the programs out there to help.  A simple call to myself or my team lenders may bring you quite a surprise.</p>
<p>The mortgage meltdown that began five years ago appears to be reversing course as the percentage of loans that fell into delinquency slowly returned to normal rates and fewer loans fell into foreclosure.  On a seasonally adjusted basis, 7.58% of mortgage borrowers were late on their loan payments during the last three months of 2011, according to the Mortgage Bankers Association. That was down 0.67 percentage points from 12 months earlier and 2.5 percentage points from the peak set in the first quarter of 2010.</p>
<p>&#8220;That&#8217;s a pretty substantial decline,&#8221; said Mike Fratantoni, the MBA&#8217;s Vice President for Single-Family Research and Policy. &#8220;We&#8217;re about halfway back from the peak.&#8221;</p>
<p>He also said the the 0.28 percentage-point decline in loans on which foreclosure actions were started during the fourth quarter is a good predictor of fewer future bank repossessions. During the quarter, foreclosure starts dropped to below 1%, a healthy decline from the 1.4% peak logged in the third quarter of 2009 and significantly closer to the long-term average of slightly under 0.5%, he said.  Watch out for the supply and demand starting to happen on bank owned homes.</p>

<p>In the Bay Area, lenders filed 10,012 notices of default, the formal first step in the foreclosure process, in the final three months of the year, DataQuick said. That was down 16.6 percent from the same time in 2010. Statewide, 61,517 notices of default were filed, down 11.9 percent from the previous year.</p>
<p>The trend carried through to trustee&#8217;s deeds, the final step in the foreclosure process. In the Bay Area, a total of 4,831 trustee&#8217;s deeds were recorded in the fourth quarter, a 16.2 percent decline from 2010. In California, 31,260 trustee&#8217;s deeds were filed, an 11.8 percent decline.</p>
<p>As the housing market finds its footing and the economy adds jobs, the number of homeowners forced into foreclosure tends to drop.  &#8220;Once prices stabilize or start going up a little, fewer people get pushed into the distressed arena because there is a better chance that they will be able to refinance or sell the house and clear their loan,&#8221; said Andrew Le-Page, a DataQuick analyst. &#8220;Or they decide to fight to hang on</p>
<p><a href="http://homes.annashouses.com/i/10178/Fremont_Four_Bedroom_Homes_For_Sale"><img class="alignright size-full wp-image-3554" style="margin: 5px;" title="Home Search in Fremont California" src="http://annashouses.com/wp-content/uploads/2011/12/homesearch.gif" alt="Home Search in Fremont California" width="200" height="100" /></a>&#8220;Five years ago, almost all mortgage payment delinquencies would have triggered a default notice after a certain amount of time,&#8221; Walsh said. &#8220;Strategies now include short sales, refinances, interest rate changes, principal reduction, as well as just plain waiting longer. It will be interesting to see how this plays out as the economy improves and the housing market finds its footing.&#8221;</p>
<p>Much of the housing distress remains concentrated in lower-cost inland areas where overbuilding was rampant during the housing boom. San Francisco, San Mateo and Marin remain the three California counties where mortgages are least likely to go into default, DataQuick said.   Across the Bay Area, there were 5.7 notices of default for every 1,000 homes in the fourth quarter. That concentration ranges from a low of 2.9 notices of default per 1,000 homes in San Francisco to a high of 10.7 such notices per 1,000 homes in Solano County. Statewide, the average was 7 notices of default per 1,000 homes.   For trustee&#8217;s deeds, the Bay Area had 2.7 per 1,000 homes, ranging from 1.2 per 1,000 homes in San Francisco to 6 in Solano. Statewide, there were 3.7 trustee&#8217;s deeds per 1,000 homes.</p>
<p>What all this means to you is back to business 101, supply and demand.  With less homes entering the market and the demand for homes at a maintaining point the prices will go up in most area’s.  Again now is the time to take advantage of the low prices, and historic low interest rates.</p>

<p>We have a record low number of single family homes available for sale in the Pleasanton area. This is creating an opportunity for higher prices as our demand is still inscreasing. Many homebuyers are now looking for the homes they are pre-approved to purchase.</p>

<p>Having online resources available to us to guide our decisions by reading the results others have had with local and national businesses is key to being informed.  Read through the lists of movers in your area and see the areas they service, and read the comments of people that have used their services. You can quickly see how the different companies rate.</p>
<p>I wish I had Yelped my movers during a short 45 minute move. They quoted one price over the phone and in writing. Then once they had our belongings in their truck, sitting out front of our new home, they raised the price and demanded the higher payment or they would not unload or give us our belongings.  After the move, we did visit Yelp and this company had some of the worst reviews. I wish I had Yelped them and saved myself the pain.</p>
