You’ve looked around the internet for homebuyers’ tips and most of what you found is common sense.  Here are 14 not so obvious tips that you will not hear from most real estate agents but can save you a bundle of money.

If you plan to redo yourself, do one room at a time rather than a house at a time. 

If you end up with a “TLC” house, REO or fixer upper, are not the world’s best handy-person and plan on living there as you fix it up, consider doing one room at a time. I know, on HGTV, crews of workmen come in with sledgehammers and “demo” the kitchen cabinets, the showers, the tile floors and remove the carpets all throughout the home in a single day.

As fun as this sounds, you are likely to become overwhelmed with the decrepit state of your home if you are trying to live there while you fix it up. Before you tear anything out, realize that it could take you several months to resurrect a room, especially a kitchen or bathroom. Get the essentials working first (toilets, heater, shower, etc) to some effect before you start tearing things up and focus your time and efforts into one room at a time. Otherwise, you may end up with a house that needs far more TLC than when you got it!
